So you're in REAP, but how do you get out?

At New Choice Contractors, we have secured many properties out of REAP over the years and we wanted to share a list of what needs to be done.

Rent Escrow Account Program Removal Process
  • Los Angeles Housing Dept. needs its inspector to sign off on the property.
  • LAHD will then contact other agencies, such as the Dept. of Building and Safety, Health Services and the LA Fire Dept. to see that there are no other outstanding orders on the property.
  • Then, LAHD will check with LA Dept. of Water and Power to see if there is any past due delinquencies.  The account must be current before you can schedule a case with the City Counsel
  • Once all the agencies give their "OK" you can schedule a case with City Counsel
  • When the case is approved for removal by the City Counsel letters will go out and the account and rent reduction are terminated 30 days after the notice of removal.
